You have 4 options as to how to obtain a HIP for your home;

HIPs from solicitors
We would always recommend using a local solicitor for the conveyancing once you have a buyer
rather than using a 'factory' or 'bucket-shop' national conveyancing company. The level of service
you will receive and the attention to detail will normally be far superior.
Many (not all) conveyancing solicitors can also produce the HIP for you, and indeed CAL UK Ltd
produces Energy Performance Certificates (EPCs) for about 30 solicitors firms in the area we cover.
Watch out for;
- Some solicitors can be slow to commission the EPC (which your estate agent needs urgently) so
make sure this will be done as a matter of priority.
- Some solicitors use one of the national 'panels' of Domestic Energy Assessors (DEAs) meaning they have no control
over who is sent to assess your home. Sadly not all DEAs are as professional and as experienced as those we employ.
HIPs from estate agents
Most people sell their home through an agent and nearly all will offer to order a HIP for you.
CAL UK Ltd produces HIPs for dozens of independent estate agents in the area but many (and virtually all the big
national chains) use the less personal, less efficient and usually more expensive national
HIP providers, who in turn will instruct an anonymous 'panel' DEA to inspect your home.
Also most national HIP providers are owned by 'factory' or 'bucket-shop' conveyancing companies
and will try to pursuade you to use them for the conveyancing. You should avoid this if possible and use a local solicitor instead.
Watch out for;
- 'Free' HIPs - these usually result in a much higher sales commission that makes them actually very expensive.
- Over-priced HIPs - some HIP providers give 'kick-backs' to estate agents, which you pay for.
- HIPs that you dont own - some estate agents will not release the HIP to you if you want to change to a different agent,
forcing you to pay for another one.
- HIPs from the big national HIP providers that lead almost inevitably to 'bucket-shop' conveyancing.
Do-it-yourself HIPs
There is theoretically no reason why you cannot produce a HIP yourself.
The one thing you cannot do yourself is the energy assessment
as by law only a properly qualified and accredited Domestic Energy Assessor (DEA) can do that.
